The service
A fire door survey is a specialist inspection of every fire door in a building, assessing whether each one delivers the fire and smoke resistance it is required to provide.
Fire doors are a critical element of passive fire protection: in a fire they contain it within a compartment, protecting escape routes and giving occupants time to evacuate. A fire door is only effective if all its components are present, undamaged and correctly fitted. A gap a few millimetres too wide, a closer that fails to return the door to the frame or an intumescent strip painted over can each render a fire door functionally ineffective.
Our surveys are carried out by trained fire door inspectors who assess each door and its components against current standards, including BS 8214:2026 and the Government's Fire Door Safety guidance. Every door is individually recorded with its condition, deficiencies noted and a schedule produced to support remediation planning.

The Grenfell Tower Inquiry and subsequent reviews identified fire door deficiencies as a significant contributing factor in fire safety failures across the housing stock. Since 2021, fire doors in residential buildings have been under far greater scrutiny and the Fire Safety (England) Regulations 2022 introduced specific new duties for responsible persons of multi-occupied residential buildings.
For all other premises, fire doors are a core element of the fire risk assessment and must be maintained in effective condition. Identifying and addressing deficiencies is a legal obligation of the Responsible Person and forms part of any enforcement action taken by the Fire and Rescue Authority.
