What is a fire door survey?
A fire door survey is a specialist inspection of every fire door in a building, assessing whether each one delivers the fire and smoke resistance it is required to provide.
Fire doors are a critical element of passive fire protection: in a fire they contain it within a compartment, protecting escape routes and giving occupants time to evacuate. A fire door is only effective if all its components are present, undamaged and correctly fitted. A gap a few millimetres too wide, a closer that fails to return the door to the frame or an intumescent strip painted over can each render a fire door functionally ineffective.
Our surveys are carried out by trained fire door inspectors who assess each door and its components against current standards, including BS 8214:2026 and the Government's Fire Door Safety guidance. Every door is individually recorded with its condition, deficiencies noted and a schedule produced to support remediation planning.
Why doors fail inspection
- Gap tolerances exceededGaps around the door leaf must not exceed 3mm on meeting edges and 8mm at the threshold. Larger gaps let smoke and fire pass.
- Missing or damaged intumescent stripsThese expand in heat to seal the gap around the door. Without them, a fire door cannot achieve its rated performance.
- Self-closing mechanism failureFire doors must close fully and latch without manual assistance. Failed closers are one of the most common findings.
- No third-party certificationWithout a CE mark or third-party certification label, it is impossible to verify the door's fire resistance rating.
- Glazing not fire-ratedStandard glass provides no fire resistance. Any glazing in a fire door must be fire-rated to the same standard as the door itself.

Why fire door compliance matters
The Grenfell Tower Inquiry and subsequent reviews identified fire door deficiencies as a significant contributing factor in fire safety failures across the housing stock. Since 2021, fire doors in residential buildings have been under far greater scrutiny and the Fire Safety (England) Regulations 2022 introduced specific new duties for responsible persons of multi-occupied residential buildings.
For all other premises, fire doors are a core element of the fire risk assessment and must be maintained in effective condition. Identifying and addressing deficiencies is a legal obligation of the Responsible Person and forms part of any enforcement action taken by the Fire and Rescue Authority.
New legal requirements (2022)
The Fire Safety (England) Regulations 2022 introduced mandatory requirements for multi-occupied residential buildings:
- Quarterly checks of all fire doors in common areas (buildings over 11m)
- Annual checks of flat entrance fire doors (buildings over 11m)
- Information provided to residents about fire door safety
- Responsible persons must ensure doors meet required standards
